In What Will Hurt you when Selling your Home I showed what buyers disliked in a home according to Opendoor. Based on what buyers are not looking for in that post, the top two buyer preferences should be no surprise: 61% of home buyers favored updated bathrooms and 60% wanted updated kitchen counter tops and cabinets. Others in the top five were updated flooring – 43%; new flooring – 42%, and a well maintained yard – 31%. I would consolidate the flooring likes to make it number 3. A well maintained yard might fall down the preference list in Arizona due to our easy to maintain rock and desert based landscaping. I would replace that with the existence of a pool as that is important to many families here in the Valley of the Sun. My guess would be that new paint would be the next choice in the list of condition pluses.
