Recent changes have been made to Arizona’s residential Landlord-Tenant Act which are generally favorable to landlords. They include changing the period of time a landlord has to hold abandoned personal property before those items can be sold or disposed of. The previous hold period of 14 days has been shortened to 10, allowing the landlord to speed up getting rid of property that a tenant leaves after moving out. Also, 60 days after the landlord mails to the former tenant an itemized list of deductions from the security deposit, the amount due “is deemed valid and final” unless disputed. This is an attempt to provide some finality to the validity of deductions to the security deposit by barring tenant complaints made after the 2 month deadline.
