As a seller you can control the following: the asking price of your home; the condition of your home; and when you will allow showings. Make the prospects of a sale easier by pricing reasonably and painting, updating and decluttering. And don’t forget to make it as easy as possible for agents to show- access can be crucial to a successful sale (ask for my article Access: a Reason Homes Don’t Sell).
