At SimplySOLD, we strongly recommend that buyers obtain a home inspection. But under Arizona law, inspectors are not required to report on the presence of: 1. termites, rodents, snakes or insects (a separate wood infestation inspection is required for termites); 2.any hazardous substance such as radon, asbestos or contaminants in soil, water and air; 3. fungus, molds, and mold spores. Inspectors are also not required to assess smoke detectors, non-central air conditioners, water conditioning systems, fire and lawn sprinkler systems, fences, soil conditions or “recreational facilities”, defined partially as spas and swimming pools. Ask the inspection company what they offer, as some appropriately trained and licensed inspectors can provide the excluded services.
