Various studies over the years have shown that some sellers delay putting their home on the market because they are waiting for the highest possible price. The problem with this approach is no one knows if any home or investment will increase in price, and when it will be worth the most. Waiting on the sideline just delays the move these owners want to make and could backfire if prices move the wrong way. And if you are a buyer, delayed purchases will result in higher monthly mortgage payments as prices and interest rates rise. So waiting when you want to move can be a zero-sum game.
