Being Unrealistic about Value.

Not Fixing Obvious defects.
Buyers want move-in ready homes. They don’t want to take the risk of inheriting problems – which they often assume will be difficult and expensive to fix. At a minimum, home owners should fix any major aesthetic issues.
Not Improving Presentation.
Decluttering and eliminating existing furniture and knickknacks help immensely. This can include steps as simple as removing appliances and other items from kitchen counter tops. And new paint and carpet are almost always worth it. Finally, the home must be thoroughly cleaned and well-lit.
