There are online home evaluators that can provide a “guessestimate” of your home’s value like Zillow, but there’s no substitute for a real comparable market analysis (CMA). Unlike the internet valuation programs, a CMA compares your home to a limited number of others similar to it that have recently sold. And among other things, those online evaluation systems don’t know the condition of your home or the recent remodel you have done and can’t take into account special features such as views. The bottom line is that they use a computer algorithm that has between 10-20% margin of error. As a broker, I have access to MLS, which allows me to accurately reflect the real market value of your home.
