Buyers should investigate the home they want to acquire. The Arizona Association of REALTORS offers a Buyer Advisory, which contains a list of due diligence items with links to relevant information that home buyers might want to investigate. After you sign a contract to buy a home you can continue your investigations and conduct a home inspection during the term of the inspection period (usually 10 days). You should also receive the seller supplied Property Disclosure Statement, which provides specific information about the home and its past and present condition. Luckily for us – and unlike in other sunshine states, hazard risks such as such as ocean surge flooding, sinkholes, earthquakes and tornados are not problems that a buyer in Arizona needs to be concerned about.
