Reason #2: Appointment Only. As stated by Redfin, “buyers want access to your house when it works for them.” Which means your home needs to be available to buyers as much as possible. So try to avoid putting an obstruction like “By Appointment Only”. Sometimes a seller needs to limit access to their home. Valid reasons include some luxury homes, or that specific times need to be excluded – due to latch-key kids home by themselves or swing-shift workers that sleep during the day. But even if there are time issues, instead of “By Appointment Only”, the hours a home is available to be shown can be specified in the MLS listing, and the electronic lock box can be programed to allow access only during those hours. Pets don’t have to be an excuse for needing an appointment either. Dogs can be put in crates or in a specific place in the home, and the MLS listing and signs can supply the necessary instructions.
