Access issues hamper sales. If it isn’t easy to show your home, an agent might not show the house to a buyer. Buyers have also become increasingly demanding when it comes to their schedule and showings. Don’t frustrate agents and their buyers over access, so avoid the following five mistakes: 1. No Lockbox. The vast majority of homes have lockboxes, and there is a reason for that – Lockboxes can be critical to obtaining top dollar, great terms and a successful sale. Nevertheless, some sellers don’t like the idea that agents can access their home. But only licensed Realtors with an electronic key can access lockboxes. Electronic key boxes also provide an audit trail of everyone who entered the home. If theft is a concern, in reality sellers are at the greatest risk during open houses.
