There are online home evaluators like Zillow that give an estimate of your home’s value, but there’s no substitute for a real comparable market analysis (CMA). Outside of a newly built tract home, it is rare that an online evaluation accurately reflect the real market value of a home. Why? On line companies use a computer algorithm that has between 10-20% margin of error. Those programs don’t take into account special features, such as views. They can’t look inside a home to see if it has been highly upgraded or trashed. And they don’t take into account sales that haven’t closed so are poor predictors of where the market is heading.
