More sellers listed their homes in the Phoenix metro area in the 3rd quarter than in either the 1st or 2nd quarters of this year. This is not the normal seasonal pattern, but due to Covid this is not a normal season. And they are selling fast. There was a 92% increase in the number of homes that were on the market for only one day in September 2020 compared to September last year. The number of homes on the market for 5 days or less this September increased by 85% over September 2019. As of the first week of October, the overall estimated months of supply was less than 1 month, and for listings under $350,000 there was a 12 day supply. A 6 month supply of inventory traditionally represents a balanced market, so in most price ranges and areas sellers are in control.
