For the first time, we now have access to homes listed for sale in Tucson and Puerto Penasco (Rocky Point), Mexico. The change involves the decision by the Boards of Directors of the Tucson Association of REALTORS® and the Asociación Mexicana de Profesionales Inmobiliarios (AMPI) -Puerto Penasco Chapter, to approve “data sharing” with our Multiple Listing Service (MLS). The sharing of listing data follows a trend for MLS systems to share data with real estate agents outside of the effective service area of the primary MLS organization.
AMPI is the Mexican association of real estate professionals, whose members are subject to a charter and code of ethics, and is roughly equivalent to our National Association of Realtors. Rocky Point is located on the Sea of Cortez, approximately a four to five hour drive from the Phoenix metropolitan area. Tucson is located southwest of Phoenix, less than two hours away.
Rocky Point has traditionally been Arizona’s favorite beach vacation community. Why? Because you can get something unavailable here – beachfront property, and the laid back atmosphere only Mexico can offer. Americans and Canadians will also get more for their money due to the general lower cost of living and favorable exchange rates.
Afraid of the drug trade violence south of the border as reported by the media? Don’t be, according to Jim Cramer, the investment guru and host of the CNBC show “Mad Money.” He told his audience last summer that he had recently purchased three properties in Mexico because not every area has drug crimes. Besides, he has said that “It’s not such a bad idea to diversify away from stocks,” and that “out-of-favor real estate in Mexico that’s easily accessible to Americans represents a great buy.”
Real estate professionals agree. Places like Rocky Point are safe and a good investment. Adam McAbee of San Diego-based John Burns Real Estate Consulting says that “people I meet in the respective markets down there generally laugh and shake their heads, noting that the violence almost never reaches the tourist areas.”
We have begun to receive flyers and email marketing materials directly from agents representing sellers in Tucson and Rocky Point. Plus we anticipate that SimplySOLD Arizona’s clients will soon be able to use our website to search in those areas if they want to do it themselves. As we have found, as well as single family homes, there are an ample amount of condominiums that are well located and reasonably priced.
